The mechanics are strict but simple: you can’t touch the proceeds, so an independent intermediary holds them while you trade up into your replacement property.

You reinvest
Identify in 45 days and close within 180. The QI releases the funds to complete your purchase.
The clock starts the day you sell
Two federal deadlines run concurrently from your closing date, and neither can be extended. You have 45 days to formally identify your replacement property and 180 days to close. Miss either and the gain becomes taxable, which is exactly why the right partner matters.
